House Rules and Guest Conduct Policy

Effective January 1, 2025 · Applies to all guests booking through booking.bnbhost.ca

By confirming a booking you agree to abide by house rules and guest conduct standards. Failure to comply may result in eviction, no refund, and financial penalties.

1. Purpose of This Policy

This Policy establishes behavioral, safety, and usage standards for all guests occupying a property booked through booking.bnbhost.ca. By confirming a booking, you agree to abide by this Policy and ensure all occupants and visitors comply.

2. General Conduct Requirements

Guests must conduct themselves respectfully, lawfully, and responsibly. You agree to: treat the property and furnishings with care; avoid disturbing neighbors or building staff; comply with local laws and strata/building bylaws; follow all rules provided by the Host. Failure to comply may result in immediate removal without refund and liability for damages or fines.

3. Prohibited Activities

Strictly prohibited unless expressly authorized in writing by the Host: smoking or vaping inside; illegal drug use or possession; parties or gatherings exceeding stated occupancy; excessive noise or loud music, especially during quiet hours; commercial filming, photography, or subleasing; tampering with safety equipment; unauthorized pets; weapons or explosives; harassment, discrimination, or abusive conduct. Any breach is a material violation of your booking agreement.

4. Occupancy and Visitors

Occupancy must not exceed the maximum stated in the booking. Unauthorized overnight guests or visitors are not permitted. Hosts may request ID of all occupants. Violation may result in immediate cancellation and forfeiture of payment.

5. Property Care and Damages

Guests are financially responsible for loss, breakage, or damage caused by them or their visitors. Report any damage or maintenance issue promptly. Cleaning fees cover normal wear and tear only; excessive cleaning will be charged separately. booking.bnbhost.ca or the Host may deduct repair costs from the security deposit or charge the payment method. Failure to report damage constitutes consent to repair cost recovery.

6. Safety and Security

Familiarize yourself with safety features, exits, fire extinguishers, and emergency contacts. Keep doors and windows locked when unoccupied. Do not duplicate or share keys, access codes, or key cards with non-registered individuals. Key loss may incur a replacement fee. Security cameras (where applicable) may be in common or exterior areas only, in compliance with local laws.

7. Check-In and Check-Out

Times are as stated in your confirmation or listing. Early check-in or late check-out requires prior written approval. Unauthorized late departures may incur a fee or additional night charge. Return all keys, remotes, and passes at check-out.

8. Cleaning Standards

Leave the property clean and orderly: wash dishes, dispose of trash in designated bins, remove personal items. Failure may result in additional cleaning fees or deposit deductions.

9. Noise and Disturbance

Adhere to local or strata quiet hours (typically 10 p.m.–7 a.m.). Persistent noise complaints may result in eviction without refund. Law enforcement may be contacted if disturbances occur.

10. Pets and Service Animals

Pets permitted only if the listing explicitly allows. Declare all pets prior to check-in. Unauthorized pets may result in immediate termination and additional cleaning charges. Certified service animals are permitted in accordance with applicable laws.

11. Host Access and Inspections

Hosts or authorized representatives may enter: in emergencies; to perform necessary repairs or maintenance; to verify compliance (with reasonable notice). Unreasonable denial of access constitutes a breach.

12. Violations and Remedies

If you breach this Policy: the Host or booking.bnbhost.ca may immediately terminate the reservation; no refund for unused nights; additional fees or penalties may be assessed; you may be charged for damages, losses, or cleaning; repeated or serious violations may result in permanent suspension or blacklisting.

13. Liability Disclaimer

booking.bnbhost.ca acts solely as a booking intermediary and does not own or control any property. All liability for condition, safety, and maintenance rests with the Host. Guests occupy at their own risk; booking.bnbhost.ca assumes no responsibility for injuries, losses, or damages arising from use of the property.

14. Governing Law and Jurisdiction

Governed by the laws of the Province of British Columbia, Canada, and federal laws of Canada. Disputes submitted to the exclusive jurisdiction of the courts of Vancouver, BC, or binding arbitration at booking.bnbhost.ca's discretion. booking.bnbhost.ca may pursue enforcement in any jurisdiction where a property is located.

15. Acknowledgment and Acceptance

By completing a booking you acknowledge that you have read, understood, and agreed to this House Rules and Guest Conduct Policy. Failure to adhere may result in eviction, financial penalties, or denial of future bookings.
